What we buy

What kinds of mobile home parks do you buy?

Tenant-owned-home communities with below-market lot rents and infill or utility-conversion upside. Public or private utilities, stable occupancy, and a path to professionalize operations.

What we look at in a mobile home park

  • What the park actually collects today
  • Lot rent, occupancy, and how many homes are tenant-owned vs. park-owned
  • Water, sewer and septic systems, and who pays for utilities
  • Site layout, drainage and location
  • What keeps long-term residents in the area

Not a perfect fit for the buy box? Send it anyway. We'd rather see it.

How it works

How does selling your mobile home park to us work?

Whether you own the mobile home park, represent the seller, have it under contract, or are bringing it on behalf of a partner, the path is the same, and you deal directly with the buyer from start to finish.

STEP 01

Submit the deal

Send the basics — asset type, location, size, asking price. You deal with the decision-maker from the first call, whether the deal is yours, a client's, or one you're bringing on behalf of a partner. Nothing gets quietly shopped around without you.

STEP 02

We underwrite & make an offer

We review it ourselves and come back with a straight answer either way. We verify the numbers up front, so the price holds after due diligence.

STEP 03

Close on your timeline

Close when it works for you, on your terms. A clear path to close, as-is, with our own capital behind it — a clean, discreet exit from the asset you built.

Direct sale vs listing

Should you sell to a direct buyer or list with a broker?

Both can be the right call. Here's how selling your mobile home park directly to Investor Direct Properties compares with listing it.

Why sell to us

Why sell your mobile home park to Investor Direct Properties?

You talk to the decision-makers: a real estate expert with 30+ years who built two mortgage companies and a private lending firm, and a partner who has led $100M+ in distressed property restorations. No middlemen, no committee.

A clear path to close

Our own capital, no games. We verify the numbers up front, so the price holds after due diligence.

Fast, direct, simple

You talk to the decision-maker from the first call, and you always know exactly who's on the other end. Straight answers, quick decisions, real follow-through.

We buy as-is

Deferred maintenance, partial occupancy, messy books — that's not a dealbreaker, it's what we look for. Sell it in the condition it's in.

Questions

Questions from mobile home park sellers

How long does it take to close?

Depending on size, we can buy all-cash or on flexible terms, including seller financing, so you choose what works best for you. You'll usually hear back within 2 to 4 business days of sending your numbers, and most deals close 45 to 90 days after a signed agreement.

Do you buy parks with park-owned homes or private utilities?

Yes to both: park-owned homes and private wells or septic systems are common in the parks we buy, and we account for them when we price your park.

What if my park needs work?

That's often what we look for. Deferred maintenance, partial occupancy, and imperfect books aren't dealbreakers. We price on what the park earns today, take on the fix-up risk, and buy it as it stands.

What documents should I send?

Start with the basics in the deal form: location, size, and asking price. You can attach documents such as an operating statement (T12) or rent roll if you have them. Before a firm offer we need a trailing 12-month operating statement (or the most recent P&L), a current lot-by-lot rent roll that shows tenant-owned vs. park-owned homes, and recent utility bills.

Can my broker bring you the deal?

Yes. If a broker represents you, their commission is respected and paid at close. We also pay finder's fees at close to the wholesalers and partners who bring us deals.

What happens to residents?

We plan for long-term ownership, keep current leases in place, and make any changes gradually and with plenty of notice.

Who will I deal with?

The buyer. You talk to the decision-maker from the first call, and you always know who's on the other end. That's Gary Gil, Founder of Investor Direct Properties, who reviews every mobile home park deal himself and signs the agreement.

Do you charge sellers a fee?

No. We make our money as the buyer: you sell the property directly to Investor Direct Properties.
