1. About our services

Investor Direct Properties is a real estate investment company. We acquire commercial real estate assets — including RV parks, mobile home parks, self-storage facilities, and multifamily properties — directly as a principal. We also operate a network that connects single-family cash buyers with off-market deals from wholesalers. The Site allows property owners, brokers, wholesalers, and investors to submit information about properties and to contact us.

2. No offer, solicitation, or professional advice

Nothing on the Site constitutes an offer to buy or sell, or the solicitation of an offer to buy or sell, any property or security, nor does it constitute legal, tax, financial, accounting, or investment advice. Any purchase, sale, or transaction will be governed exclusively by a separate written agreement signed by the parties. 3. Submitting a deal

When you submit a property or deal to us, you represent and warrant that:

• You are at least 18 years old and have the authority to submit the information, including any authority required from the property owner or seller;
• The information you provide is accurate and complete to the best of your knowledge; and
• Your submission does not violate any agreement, listing, law, or the rights of any third party.

Submitting a deal does not create any obligation for Investor Direct Properties to evaluate, make an offer on, or purchase any property, and does not create a brokerage, agency, partnership, joint venture, or fiduciary relationship. Where a licensed broker represents a seller, any commission is a matter of separate written agreement. We are not responsible for verifying ownership, authority, or the accuracy of submitted information.

4. Acceptable use

You agree not to:

• Use the Site for any unlawful, fraudulent, or deceptive purpose;
• Submit false, misleading, or unauthorized information, or information you do not have the right to share;
• Interfere with or disrupt the Site, or attempt to gain unauthorized access to it or its related systems; or
• Use any automated means to scrape, harvest, or collect information from the Site.

5. Intellectual property

The Site and its content — including text, design, graphics, logos, and photography — are owned by or licensed to Investor Direct Properties and are protected by intellectual property laws. You may not copy, reproduce, distribute, or create derivative works from the Site without our prior written permission. Our total liability for any claim relating to the Site will not exceed one hundred U.S. dollars ($100).
