What apartment buildings do you buy?
1980s-and-newer apartment communities in growth markets with classic value-add: interior renovations, RUBS, expense control, and operational upside under fresh management.
What we look at in an apartment building
- What the property actually collects today, after vacancy and bad debt
- Rent roll, lease terms and where rents sit compared with the market
- Taxes, insurance, utilities and who pays for each
- Existing debt, including whether the loan can be assumed
- Building condition, location and what keeps tenants in the area
Not a perfect fit for the buy box? Send it anyway. We'd rather see it.
How does selling your apartment building to us work?
Whether you own the apartment building, represent the seller, have it under contract, or are bringing it on behalf of a partner, the path is the same, and you deal directly with the buyer from start to finish.
Submit the deal
Send the basics — asset type, location, size, asking price. You deal with the decision-maker from the first call, whether the deal is yours, a client's, or one you're bringing on behalf of a partner. Nothing gets quietly shopped around without you.
We underwrite & make an offer
We review it ourselves and come back with a straight answer either way. We verify the numbers up front, so the price holds after due diligence.
Close on your timeline
Close when it works for you, on your terms. A clear path to close, as-is, with our own capital behind it — a clean, discreet exit from the asset you built.
Should you sell to a direct buyer or list with a broker?
Both can be the right call. Here's how selling your apartment building directly to Investor Direct Properties compares with listing it.
| Question | Selling directly to Investor Direct Properties | Listing with a broker |
|---|---|---|
| Who you deal with | The buyer, from the first call. | Your listing broker, then the buyers they bring. |
| Fees | No fee from us: we make our money as the buyer. If a broker represents you, their commission is paid at close. | The commission set in your listing agreement. |
| Confidentiality | Your deal isn't shopped around without you. | Marketed to many buyers to create competition. |
| Price | One offer, underwritten by the buyer. | Competing bids can push the price up. |
| Re-trade risk | We verify income before the LOI, so the price holds after due diligence. | Depends on the buyer you choose, their financing, and their diligence. |
| Timeline | A first answer in 2 to 4 business days and a close in 45 to 90 days. | Depends on the marketing period and the buyer's financing. |

We buy as-is
Deferred maintenance, partial occupancy, messy books — that's not a dealbreaker, it's what we look for. Sell it in the condition it's in.
Questions from apartment building sellers
Do you buy buildings that need renovation?
Yes. Value-add interiors are part of our multifamily buy box, and we buy as-is: deferred maintenance, partial occupancy, and imperfect books aren't dealbreakers.
What if my building doesn't match the buy box exactly?
Send it anyway. If it's older, smaller, or in a different market than the buy box above, we'd still rather see it and give you a straight answer.
How fast can you close on an apartment building?
Depending on size, we can buy all-cash or on flexible terms, including seller financing, so you choose what works best for you. You'll usually hear back within 2 to 4 business days of sending your numbers, and most deals close 45 to 90 days after a signed agreement.
What do you need from me to make an offer?
Start with the basics in the deal form: location, size, and asking price. You can attach documents such as an operating statement (T12) or rent roll if you have them. Before a firm offer we need a trailing 12-month operating statement (or the most recent P&L), a current unit-by-unit rent roll with lease dates, and details on any existing loan.
What happens to my tenants?
Your tenants keep their homes and their leases. We're long-term owners, and any changes come gradually and with plenty of notice.
Can my broker bring you the deal?
Yes. If a broker represents you, their commission is respected and paid at close. We also pay finder's fees at close to the wholesalers and partners who bring us deals.
Who will I deal with?
The buyer. You talk to the decision-maker from the first call, and you always know who's on the other end. That's Gary Gil, Founder of Investor Direct Properties, who reviews every apartment deal himself and signs the agreement.
Do you charge sellers a fee?
No. We make our money as the buyer: you sell the property directly to Investor Direct Properties.
Before you sell your apartment building
